Designing a condominium community is no simple task. Which is to say, when you’re designing such a community, you need to think in a broad yet detailed way.
Irwin Homes, the designers of the Woods at Creek Bend, have produced a winning design, said their sales representative, David Powell of the Powell Property Group.
“I’ve been associated with many projects in Winnipeg, and I’d have to say this is one of the city’s jewels,” he said. “I think Andrew Koop and his team at Irwin Homes have produced a design that features an excellent balance between location, style and function.”

The fact Phase 1 of the project — which is located at 89 Creekbend Rd. in south St. Vital, just north of the Perimeter Highway on the east side — is 85 per cent sold— is testament to the attention to detail that went into the design of both the buildings and overall complex, said Powell.
“The location is private, yet you’re still close to transit, shopping and amenities,” he said. “Construction of Phase 2 is set to start soon, and, like Phase 1, it will be bordered by trees and will feature spacious, well-appointed one bedroom and two bedroom suites. If all goes to according to plan, we hope for move-ins to start in the fall of 2017 (late September, early October).”

One of the goals with the Woods, said Powell — aside from building solid, well-designed buildings and suites — was to make the buying process as simple as possible for consumers. Consequently, when you enter a display suite, what you see is, well, exactly what you get. “Everything you see in a suite is standard, from the (espresso) maple cabinets to granite countertops to (distressed, wide-plank) laminate plank flooring and (taupe) tile backsplash,” he said. “You also get a stainless steel kitchen appliance package (fridge, stove, microwave, dishwasher) as well as a washer/dryer in the laundry/storage room. One heated underground parking stall (with storage locker) also comes included in the purchase price of a suite.”
One word describes the suites at the Woods: spacious. One-bedroom units measure in at 754 square feet, while one-bedroom plus den units are 968 feet, and two-bedroom units range in size from 1,134-sq. ft. to 1,361 sq. ft. The display suite viewed — which featured two bedrooms and two bathrooms — measured in at 1,134 sq. ft.
Not only is the suite’s square footage impressive, but so, too, is its floor plan. It features a split design with the great room (kitchen, dining area, living room) in the middle, the master suite off on its own to the right and a laundry/storage room, main bath and second bedroom on the opposite side. All told, the great room tallies in at a rather impressive 16 feet wide by 30.5 feet long. Thanks to its generous square footage, there’s absolutely no lack of space.

The island kitchen — which seats four at its breakfast nook — is plenty spacious, with ample counter and cabinet space (plus pantry); there’s room in-between the kitchen and living room for a table for six; and the living room is big enough to accommodate a sofa, love seat on one side and a flat-panel TV (and desk, if required) on the other wall.
“It’s also a bright area thanks to the eight-foot patio doors that lead out to a large (12-foot by nine-foot) patio or balcony,” said Powell. “Each suite also comes with a nine-foot ceiling, which increases the feeling of space and enhances light flow. I consider the great room and overall suite to be comfortably elegant.”
Indeed, the balance between the two key design characteristics is impressive. The distressed laminate plank floors, along with darker cabinetry and light taupe granite countertops provide the elegance, while the spacious, light-filled bedrooms rooms are very comfortable.

Both bedrooms are larger than you might expect. The master suite comes in at 15 feet by 11 feet, while the second bedroom is surprisingly spacious at 10.7 feet by 13.4 feet (with a huge window and double closet). “The master suite’s design is exceptional,” he said. “Not only is it big and bright, but you get a huge walk-in closet (positioned between the bedroom and ensuite) and a three-piece ensuite with five-foot (low step-over) shower and maple vanity. The second bedroom is also a very nice size. This suite — and all suites at the Woods — are not only elegant but very livable.”

That livability quotient is increased by the fact each suite has its own heating and cooling system, as well as its own hot water tank. Other amenities include an owner’s lounge and fitness room in Phase 1, with additional amenities to be added in Phase 2’s building, which will be located to the rear of building one, creating an L-shaped complex design.
“The building in Phase 2 will also include an on-site car wash and workshop. Another great feature of Phase 2 is buyers will be able to work with an in-house decorating consultant to choose their suite’s finishes. Parking stalls will be 22 feet by nine feet with locker, and residents can also enjoy professionally-landscaped grounds with mature trees.”
The Woods is the total package, said Powell. “It’s an affordable, well-executed project built by one of Winnipeg’s premiere custom builders,” he said.
